Buy vs. Rent Calculator

This application allows you to create a report that shows the financial benefits of buying versus renting.

  1. To access this report, click the Reports icon on the navigational menu bar.
  2. Then, click the Buy vs. Rent link in the Financial Calculators section.
  3. The page below will be displayed. Additional details of each field can be found below. 
    • Fields marked with a red asterisk (*) are required.
    • House’s Appreciation Rate: Rate at which the property gains value.
    • State & Federal Tax Rate: This rate determines how much tax is paid to the State and Federal governments. Tax rates are determined by Adjusted Gross Income.
    • Loan Amount: The amount of financing provided by the lender.
    • Fixed Interest Rate: The fixed interest rate is a non-variable percentage applied to the outstanding balance of the load to determine interest payments. The interest is the fee paid to the lender by the borrower for the use of the borrowed money.
    • Number of Years: The time frame granted by the lender for the repayment of the loan.
    • Discount Points: Lenders often require Borrowers to pay a certain amount of points, which can reduce the mortgage rate. As points are considered a form of prepaid interest, they can be deducted from taxable income. One point is equal to one percent of the loan.
    • Origination Fee: A percentage of a loan amount charged by a lender for processing a loan application
    • Other Loan Costs: Miscellaneous loan fees.
    • Annual Property Taxes: A local yearly taxes paid on property owned.
    • Annual Maintenance Costs: Charges incurred in maintaining the property, such as home repairs.
    • Annual Homeowner Insurance: Home insurance required by most mortgage lenders which includes liability and hazard insurance.
    • Selling Cost: Percentage of purchase price when selling the property.
  4. Click Calculate when finished.
