Can we refuse to show a house to a buyer when the seller is not offering compensation? Would that negate our buyer’s agreement?

No. Neither the Proposed Settlement nor any BLCĀ® rule change will reduce your ethical and legal duties to your clients.  REALTORSĀ® are obligated under the Code of Ethics to promote and protect the interests of their client over their own. When you are presenting the buyer agent agreement to your client, you should discuss potential scenarios on how you will be paid and determine what the client wants you to do in that scenario. These are also discussions you may need to navigate as part of the drafting of the offer and any negotiations that follow.
