CMA Comps Adjustments

  1. After you have created a CMA and set up your Comparables, you can change the comparable properties’ values from the Comps. Adjustments tab, as shown below. 
    • Click the Previous and Next buttons at the top to see more comparables.
    • Here you can view a side-by-side comparison of your comparables with your subject property.
    • The fields that appear in this report are determined by the fields used to describe the subject property.
  2. Enter in amounts with no decimals or commas to create an adjusted price for your client.
    • The average adjustment price calculated by connectBLC can be used as the sales price when calculating the net proceeds for your seller and to display a final suggested sales price and a price per square foot on the seller statement.
  3. Click on Add More Adjustments to add additional criteria to your comp.
  4. When finished adding in comps, click Calculate Totals.
  5. You will now have a new Adjusted Price that can be used in calculating net proceeds for your seller and can also be added to the final seller’s statement.
  6. Always click Save when finished.
