Days On Market (DOM)

Days on Market count for every day a listing is in Active status, beginning with the listing contract date. Listings in Pre-market status do not accumulate DOM.  A listing which expires and is entered as a new listing, regardless of time off market, will begin with one (1) day on market. Status changes to Off Market statuses (Temporarily Off Market, Withdrawn, Pending) will stop DOM count, and count Days OFF Market (DOFFM). DOM will resume if the listing is changed back to an Active status, subtracting the DOFFM from DOM. All calculations for Days on Market, Days off Market, and Cumulative Days on Market are reflective of the contract dates (Listing Contract Date, Purchase Contract Date, Close Date, etc.)  entered in the system.

Cumulative Days on Market (CDOM) Definition

The cumulative number of days a property shows as an "Active" status within a sales cycle. CDOM is based on the Tax Parcel ID number and the CDOM calculation starts over from one (1) for any new listing added for the property after the previous property listing has been "OffMarket" for a period of more than 90 days. Off Market statuses for DOM/CDOM include Pending, Temporarily Off Market, Withdrawn, and Expired. This creates transparency for buyers and prevents "tricking" the market by prematurely releasing a listing and re-entering it to inaccurately reflect marketing time.

CDOM Application

If an agent/firm has a property listed and it becomes "Off Market" and the property is relisted, either by the same agent/firm or by another agent/firm, within 90 days of being "Off Market", CDOM will continue to calculate. If it is "Off-Market" 91 days or more, CDOM will reset and begin calculating again at one.
