Entering an Office Exclusive

When executing a Listing Agreement, if the Seller refuses to permit the listing to be disseminated by the BLC® Listing Service, the listing broker may then take the listing ("Office Exclusive") and such listing shall be filed with the BLC® Listing Service but not disseminated. Essentially, Office Exclusives the Seller has instructed that the listing may only be marketed within the Broker’s firm. This Office Exclusive status can be used to give sellers privacy because the public doesn't see their home for sale. 

Filing of the listing, accompanied by a copy of the Office Exclusive Listing Disclosure Certification form signed by the listing agent, listing broker and seller, must be completed within two (2) full business days of the listing date. Failure to file the Office Exclusive Listing Disclosure Certification form within the required time frame will result in automatic issuance of the fine. (Rules & Regulations Section 1.3)

When entering a new listing as an Office Exclusive:

1. Select Property Type, Property Sub Type, and Sale/Lease Status.

2. For Type of Listing, choose Office Exclusive Listing. This will prompt the system to make the listing available ONLY to you and the office administrative staff in your office, not viewable to all users in the BLC.



3. Populate the information as required.

4. Within the Documents tab of the Add/Edit module, upload the fully executed Office Exclusive Listing Disclosure Certification form AND Listing Contract within 2 Business Days of the Effective Contract List Date.





Upon saving, you will be able to view the Office Exclusive status of the listing.



If at any time you must change the status to Active, you must have the bottom portion of the Office Exclusive form signed and uploaded to replacethe original form.
