Market Conditions Addendum

This report gives appraisers the fields they need to reflect those detailed on the Fannie Mae Addendum to Appraisal form.

  1. Click on the Reports icon from the navigational menu bar.
  2. Click on the Market Conditions Addendum link.
  3. You must add one or more of the following fields: AreaCoordinatesMap Search or County.
    • Report Ending on this date – the last day of the time period being considered
    • You can also load a saved search to the right or save a search by clicking Save Statistics Search.
  4. Click Generate Report.
    • Total # of Comparable Sales – the total number of all listings with closed date that occurs between the beginning date and the end date
    • Absorption Rate (# Sales/# Months) – the “Total # of Comparable Sales” divided by the number of months in the time period
    • Total # of Comparable Active Listings – the total number of all listings where the list date occurred before the end date and does not have a closed date, or the closed date occurred after the end date
    • Months of Housing Supply (Total # Listings/Ab. Rate) – the total number of all listings, divided by the “Absorption Rate” column
    • Sold Comparables Median Sale Price – the median sold price among all listings that had a close date occur between the start date and the end date
    • Sold Comparables Median DOM – the median number of days on the market for any listing that had a close date occur between the start date and the end date
    • All Comparables Median List Price – the median list price (at the end date, any price change that occurs after end date is discarded) for any listing that was active between the begin date and the end date
    • All Comparables Median DOM – the median number of days on the market (at the end date, days spent on the market that occur after end date are discarded) for any listing that was active between the beginning date and the end date
    • Sold Comparables Median SP/LP Percentage – the median of all SP/LP percentages.
  5. Here you can print, view listings used in the report, or download as a PDF.
