In November 2019, the National Association of REALTORS created a new policy called the Clear Cooperation Policy. MIBOR began an education campaign and launched the policy in April 2020.
The intent of the Clear Cooperation Policy is to solidify the primary purpose of a listing service, which is to foster cooperation among brokers. The policy is to promote fair housing by ensuring consumers have equal access to all available properties for a transparent process.
The policy states,
Within one (1) business day of marketing a property to the public, the listing broker must submit the listing to the MLS for cooperation with other MLS participants. Public marketing includes, but is not limited to, flyers displayed in windows, yard signs, digital marketing on public facing websites, brokerage website displays (including IDX and VOW), digital communications marketing (email blasts), multi-brokerage listing sharing networks, and applications available to the general public.
