Effective January 31, 2024 the minimum buyer agency compensation accepted in the BAC field will be $0 or 0%. As you know, the cooperative compensation rule requires listing brokers to communicate the amount they are offering to the buyer’s broker for procuring a successful buyer. That offer can be any amount. This clarification is not a change to BLC® rules or policies. Changing the minimum integer allowed to be entered into the BAC field from 1 to 0 is entirely in keeping with the requirement to communicate the amount of any offer.  

This slight change is a result of our BLC Policy Committee, the Leadership and the Boards of Directors constantly looking for the best ways to meet our subscribers' needs and to empower them to best serve their clients. We believe the practice of communicating cooperative compensation through the listing service benefits the consumer and creates efficiency within the marketplace. We believe that creating transparency that will help our members articulate their value to the transaction is essential. After all, Cooperation is in our name
