A listing may be Released from the service when a Mutual Release from Listing Contract has been executed between
the sellers and the listing broker, as noted in the IAR form (Option A).
"Seller and Broker and its agents release each other from all rights, duties and liabilities in respect to the Listing Contract and agree that the Listing Contract shall be rescinded and of no further force or effect whatsoever. However, it is agreed that if the Property is sold, optioned, leased, or exchanged by Seller or any other person within [Insert Here] days after termination of the Listing Contract to any person procured in whole or in part by the efforts of the Listing Broker, cooperating broker, or Seller, Broker shall be entitled to the commission established in the Listing Contract. However, this provision shall not apply if the Listing Contract is released and the Property is listed exclusively with another licensed broker.
The listing status must be updated with in the BLC Listing Service within 2 full business days of the date of the
agreement to release the listing.
In connectBLC, use the Listings menu to select "Edit Listing Status." Alternatively, you can edit from the View/Manage
My Listings & Transactions, helpful if you do not have the BLC Listing Number on hand.
Updating the status to Released will be immediately effective. The status will automatically be changed to Expired overnight.
