Room Count

When inputting a Residential listing into the BLC service, you will be prompted to enter the number
of rooms on each level.  The number of rooms on the main level, upper, and basement levels 
(if applicable) will equal the number of rooms counted in the total.



Only certain locations within a home will qualify as a "room".  Please see our room qualifications below.

Rooms that Are included in the count:

Primary Bedroom Finished Attic
Bedroom 2 Great Room 
Bedroom 3 Guest Room
Bedroom 4 Hearth Room
Bedroom 5 Home Theater
Bedroom 6 Kitchen 
Bonus Room Laundry Room
Breakfast Room Living Room
Den/Library Loft
Dining Room Office
Exercise Room Rec/Play Room
Entrance Foyer Sitting Room

Rooms that are NOT included in the count:

Enclosed Balcony
Mud Room
Wine Cellar
Utility Room
Workshop

Note:  All of the locations above can be added in the Rooms Information section along with their 
respective levels and dimensions.  The rooms that should not be apart of the count will automatically 
be excluded from the total room field. 
A warning message will appear prior to publishing the listing.




Example of how the Room Counts and Rooms Information fields will display on the listing sheet:


 
Note:  Closets do not count as rooms.  Bathrooms do not count either but will be included in the
full or half bathroom count by floor number.

If there is a Carriage House/Guest House or Additional Dwelling Unit (ADU) on the lot, the rooms
within that living space should NOT be included in the Room Count, Room Information section,
or square footage.  Appraisers do not consider the carriage/guest house or ADU as part of the
main homes Gross Living Area (GLA).  Please use the exterior features field and the public remarks
to reference any ADU(s).
