Temporarily Off Market Status (TOM)

Using the Temporarily Off Market status, Temp Off Market status, or TOM status, allows a listing to enter an "on hold" status in the event that the seller needs to stop showings or take the listing off of the market for any foreseen or unforeseen reason.  This status is similar to a withdrawn status but does not require any contractual documentation.  Days on market do not incur once the listing is updated to TOM.  A listing can be in TOM for an unlimited amount of days but will roll to an expired status once the expiration date arrives.  

 When a listings status is updated to TOM,  a “ Temp Off Market Until Date” must be entered.  The system will automatically update the listing to an Active status on that date, and Days On Market will begin counting again on the On Market Date but will NOT include the duration of time in which the listing was in TOM status.  NO SHOWINGS are allowed during this time.  However, TOM listings are ALLOWED FOR MARKETING, and are searchable within the BLC, and may be emailed to clients individually.  TOM listings CAN be included in automated emails.  Temp Off Market listings will display as "Off Market" on 3rd party websites.

Updating the listing from Active to TOM:

Hover over Listings on the top left of the BLC.  Select View/Manage My Listings & Transactions.




From The My Listings/Transactions Page, select All Active or Active/Pending listings, then click on the pencil along the row of the listing that you'd like to update.   


Select Edit Listing Status.



Click on the drop down carrot and then select Temp Off Market.


Enter in the Temp Off Market date and the Temp Off Market Until date.  Separate with a forward slash in between, for example: mm/dd/yyyy or use the calendar to insert the date.  Next, select Save.




NOTE: If something happens to delay the on-market expected date, the Temp Off Market Until Date can be extended until the Sellers are ready to go Active.  Here's How!

Option A:

Hover over Listings on the top left of the BLC.  Select Extend Temp Off Market Until Date.






Type or copy and paste the Listing ID into the dedicated space, then hit Submit





Next, update the Temp Off Market Until date.  Then select Save Changes.


Option B:

Hover over Listings on the top left of the BLC.  Select View/Manage My Listings & Transactions.




From The My Listings/Transactions Page, click on the carrot and select Temp Off Market to narrow, then click on the pencil along the row of the listing that you'd like to update.   



Select Extend the Temp Off Market Until Date.


  


Next, update the Temp Off Market Until date.  Then select Save Changes.
