Understanding Saved Searches and the Client Portal

Saved Searches allow a REALTORĀ® to deliver timely, accurate listing information to their clients for viewing in a secure, private page that acts as that client's exclusive web portal. The Client Portal allows for interaction between the REALTORĀ® and Client allowing collaboration through their home search process.

Step One: Ensure your client is set up as a contact within your connectBLC account using their own unique email address. This is important because the client's email address will associate their contact record to their personal client portal, branded to their agent, where all listings and transactional information will be stored. **Using your personal email address in the client record and forwarding the notification emails for listings will cause issues for the client. This will result in 1. Multiple clients sharing the same portal and seeing the "collective" of search results, and/or 2. Causing the client to be redirected to a login page that expects an agent login to the BLC service, for which they are not authorized. Either of these practices will result in a bad experience for the client.

Step Two: Create a search using the client's preferences and save it as an Automatic Search. Learn How

Step Three: The client will receive notifications when there are new matches to their search, or when the agent sends them messages or other reports for review. All this collateral "lands" on the private client portal for their collection and review throughout their relationship with the agent. 
The client portal retains listings that are sent to them, which will update in real time with price changes, status changes, or other updates to the listing information. Some changes will result in a new notification, like when a price changes. Other information, like a status change from Active to Pending, will update the listing so the client understands that the availability has changed rather than simply cause the listing to "disappear." For example, a client may mark a listing as "Favorite," but when the status changes they will see it is no longer available. If the listing were to be removed from the portal when the status changed, the client may be confused and wonder why it disappeared from their list. By providing real-time updates via the client portal, it keeps the Realtor as the source of the market information being delivered.
