Why Can't I View Buyer Agent Compensation (BAC) on listings?
The
directive of the 2024 NAR settlement includes removing the practice of offering a
unilateral blanket offer of compensation on listings from the Multiple Listing
Service. For the BLC this means an adjustment to our Rules and Regulations to
prohibit the communication of agent compensation from the listing service,
including all tools and systems provided to participants and subscribers. This
policy change will encourage bilateral negotiation process between Sellers and
buyers in deciding how agent representation will be paid through the
transaction.
To support this change, new listings
entered beginning July 1, 2024 will not contain compensation information. Three
fields will be removed: Buyer Agent Compensation, Buyer Agent Compensation Type, and Variable
Rate Commission.
These
fields will continue to be included on the listing reports for off-Market
listings for historical reference.
