Collaborative Closing-Buyer Agent Side

Collaborative Closing-Buyer Agent Side

The most common requests for listing changes after a closing are the Sold Price,
Listing Address, Listing Status, and List Agent and Co-List Agent and Buyer
Agent and Co-Buyer Agent information. By introducing a collaborative process of
checks and balances between parties, the accuracy and timeliness of listing data
will improve.

A new step for the buyer office will become available to certify accuracy of
the sold data.   When a listing brokerage updates a listing to Sold or Leased, an
email will be sent to the buyer agent and co-buyer agent, if applicable.  A bulletin
alert will appear on the home screen in connectBLC to the same participants, as
well as to anyone in the brokerage who has access to edit listings, for example
your office admins.

See an example of the email and bulletin notification below:

The Buyer's Agent will then access the listing.  There are three ways to get to the
Buyer Representation Close Data menu option.

Option A (If you have the Listing ID):

Hover over the Listings option at the top left of the home screen and click on
Buyer Representation Close Data.

Copy and paste or type in the Listing ID, then hit Submit.

Option B (If you are unsure of the Listing ID):

Hover over the Listings option at the top left of the home screen and click on
View/Manage My Listings & Transactions.

Click on the drop down caret under My Listings/Transactions and change the
menu to Sold.  You can click on the Sold Dt. (Date) option to sort the close
dates from most recent to oldest transactions.  Select the edit pencil along
the same row once you locate the desired listing.

A pop-up menu will appear.  Click on Buyer Representation Close Data.

Option C (Via the bulletin on the home screen):

The connectBLC home screen will contain the address of the recently closed
listing  along with a red message instructing the buyer agent to
Finish closing process along with the due date to partake in the collaborative
closing process.  Click on the address to access the edit screen.

Select Buyer Representation Close Data.

Filling out the Buyer Representation Close Data Fields.

Once you are in the menu to enter the close data, you will be prompted to view
the information that the list side originally entered into the database. To ensure
accuracy, review those entries.  The fields outlined in red will become available
and require your attention.  If there are any errors, please correct them.  Be
mindful of the greyed out fields as well.

If all fields are correct, click on the drop down caret next to the
Buyer Office/Agent Certified Y/N: field and select YES, then click on
Save Changes.  If the fields required correction or there are things that
the list side needs to update, select NO.

If you replied NO to the Buyer Office/Agent Certified Y/N: field, a box
will open where you can insert the correct information pertaining to the
sale.  Select Save Changes afterward.  An email will be sent to the list agent
to correct the information.
