What is a
market share report:
This report is used to calculate an agent’s contribution to
the market by the transactions they were a part of. The results can be
calculated for an individual agent, a team, or an office. (Looking for sales
volume? See “Company Inventory” for more information)
What is a
ranking report:
The ranking report compares agents, teams, or offices
against other agents, teams, or offices and ranks them against each other based
on their transaction contributions.
There are four opportunities of contribution (credit):
25% List
Agent
25%
Co-List Agent
25%
Buyer Agent
25%
Co-Buyer Agent
The credit is equally weighted to represent 100% of the
transaction’s volume so all participating agents are accounted for.
Understanding
the calculations:
Select the required criteria to target the specific agent,
team, or office for the specific transaction type, status, sort order, and
number of agents.
Additional criteria may be filled in to fine tune the report
based on geography, contract dates, or Office/Agent status.
You can further tailor your report by selecting “Show
Advanced Options” and/or “Add/Remove Fields” located at the bottom of the page.
Select “Generate Report” at the top or the bottom of the
page.
The # List, # Sold, Total is the sum of the contribution as
a whole number. The Total Transaction Volume is the sum of the percentage of
the calculation the agent’s contribution based on Sold Price. (This is not a
total number of listings or total number of sold records.)
Example:
Aaron Agent closed on 5 transactions in a given month. Of these 5, he was the List Agent on 3. One listing he was a buyer agent. The fifth listing he was a co-buyer agent.
The sold prices for these listings are:
List $100,000 / List $250,000 / List $275,000 /Buy $300,000 / Co-Buy $325,000
Aaron
Agent runs a market share report and will see these results:
1.5
0.75 2.25 $231,250
Aaron Agent can confirm these calculations by:
-adding the quarter credit together for each listing he
contributed to = # List and # Sold
- multiplying each sold price by the percentage of credit
(contribution) he held in the transaction = Total Transaction Volume
Calculating by quarter credits allows co-agents the ability
to effectively track their contributions to the market and generate a report
that reflects the impact a sole agent vs co-agent (or team) has.
