Media and Photos on Sold Listings
Listing data from the BLC has a lifecycle that lives on past the transaction time. Sold, expired, and other off-market activity is used for historical purposes. Data best practices ensure historic records remain a snapshot of the information that was provided at that time, even if the data later changes. For example, the school information provided on a listing should not be changed after the fact when the identified school has been changed by the district. The information provided was the "snapshot" of the truth at that transaction time and provides historical reference to the changes in the area over time.
Similarly, photos and media provided on a listing are valuable for historical purposes including a comparison of the style, condition, and maintenance over time, and as a comparable listing for CMAs and appraisal reports. Use as a comp in an appraisal requires interior photos be available to inform the appraiser of these important factors.
For consumers who are concerned about photos available for public view after the transaction has closed, syndication of the listing can be turned to "No," keeping the record available as a resource to MIBOR BLC subscribers while removing it from external website feeds. This request must be authorized by the listing agent, and upon receipt will be updated by MIBOR Help Desk staff.
