Entering New Construction

1. Locate the Parcel Number and County from the Property Tax Record. Within the report, the Parcel Number will be referred to as the "Tax ID." If the individual lot has not yet been assigned a Parcel ID, use the Parcel ID from the master development site. Do not use all 00s or "fake" numbers, as this will cause inaccurate history and/or Cumulative Days on Market (CDOM) calculations. 
 

2. Choose to Add a New Listing in the BLC.
 

3. For Step 1, select choices for Property Type and Subtype. When prompted to select Type of Listing under Step 2, choose the appropriate type of transaction. If this is a traditional listing that will be open for buyer agent cooperation, use the Active or Pre-Market type. If this property was a builder sale in which the buyer only was represented, choose Sold - Comparable Sale. Here's why.


4. In Step 3, ensure the first box is checked - "Auto-populate from Tax data."


5. In the required fields at the bottom of the page, fill in the Parcel Number [Tax ID] and County you located from the tax record and click Next.


6. Select the checkbox next to the matching Tax Record that appears followed by Next.


7. Specify the Basic Listing Information in Step 5; choosing Save & Continue will create the Draft version of your listing.


8. In the General module, ensure you choose YES for the "New Construction" field. This will open the required fields for Estimated Completion Date Construction Stage.
